I’ve said it so many times it probably doesn’t need to be said again - but hey, you may be new to The Onion Juice podcast so I’m GOING to say it again - SOCIAL MEDIA IS SUPPOSED TO BE SOCIAL! That’s why I think you should not be automating it. I know, it takes a lot of time - but good relationships do take a lot of time. That’s the whole point. You need to get out of the mindset that social is a tool and get it INTO your mind that social media is about relationships. On this episode, I’m going to share some creative social media solutions I learned from Neal Schaeffer at his recent conference, so strap yourself in - this one is like drinking from a firehose!

Here is why you should NOT be automating your social media.

The average person on social media is on it a lot. A LOT. That means they know when they’ve seen the same content more than once. Or twice. Or three times. Stop and think that through. If you’ve got your social media set up on autopilot through some scheduling tool, the people who WERE interested in what you have to share are starting to think that you don’t really care about building a relationship with them, but rather are just using social as a tool to further your own ends. That’s actually HURTING your brand if it’s the case. On this episode, I’m going to make my case for why you should STOP automating your social media!

Here’s a smart social media solution that promotes you without being self-promotional

For a long time, I’ve been telling you that you should NOT be posting pictures of your clients standing beside the “sold” sign in front of their new home. But at the social media conference I just attended that idea got tweaked and now I’ve figured out a way to use those photos in a way that squeezes all the Onion Juice goodness out of it. It has to do with Instagram, providing smart resources to your clients, and a win-win partnership with them that celebrates their new chapter in life. Are you curious now? I hope so - give this episode a listen!

Here is one of the best things that could happen to you because of your use of social media.

I’ve never really gotten what the big deal is with Twitter. It’s just too face paced for me and I feel like I get lost in the stream of stuff people are posting. But I’ve posted here and there regardless, following hashtags having to do with my hometown of Madison, WI, etc. And you know what? I got the best opportunity I could have imagined simply because I was doing that. What was it? Here’s a hint: It gave me broad exposure to people in my target market and panted me in a very positive light. Care to guess? You don’t have to if you listen to this episode of the Onion Juice podcast.

I just discovered a mindset about LinkedIn that is pure GOLD!

Have you ever noticed that LinkedIn is the only social media platform that informs you when somebody you don’t know has checked out your profile? It’s true. For a while now I’ve just ignored those notifications, thinking of them like I would a junk email. But at Neal Schaeffer’s conference, I was handed a gem of an idea. What would I do if I owned a retail store and somebody came by to see what my business was all about? You know what I’d do… I’d be introducing myself and asking how I could help! Why don’t we do that with LinkedIn when somebody knocks on our door? This is just one of the tips I got from the conference that is going to help me up the game on my social media use. Find out more of them on this episode.

Welcome to the two-year anniversary episode of the Onion Juice Podcast! I love it when you get an idea from the podcast and you implement it and it changes your business. So today I want to talk about how to implement ideas. We are never short of ideas, but ideas alone cannot guarantee success. So on this episode, I walk through six tips that will enable you to get things in motion and see your ideas become reality in your business.

The ABC’s of organizing your work week

A few agents from our office went to the Core conference recently. Kelly brought back one tip that really stuck with her, that of organizing your work week by labeling your tasks A, B, & C, according to when they need to get done. This is a great way to get started on implementing ideas, and really helps with the second tip, which is patience - learning that there is progression in everything and that you don’t have to do it all right now. Listen to today’s episode of The Onion Juice Podcast to get the details on these and other tips on how to implement ideas.

A clear plan and sharp focus are crucial to implementing new ideas

When you want to implement an idea, you have to create a clear plan and prepare yourself for both internal and external objections. A good coach can be extremely helpful at this stage, giving you feedback on your plan and walking through objections with you. As you begin to put the idea into action, you need to put blinders on and stay focused on your clear plan, not being distracted by shiny object syndrome. If you have an idea you want to implement, listen to today’s episode and get started on the right track.

Strong motivation and measurable milestones will make your ideas become reality

How motivated are you to implement your great idea? To succeed, you have to really want it, not put it on cruise control and hope you get there. On this episode, I talk about the kind of motivation that drives your process and enables you to reach your goals. I also share about my own motivation, and the milestones I have set up to keep me on track and spread the work out in a way that is realistic and measurable. Join me to get the tips you need to implement your ideas and watch them become reality in your business.

Good business leaders don’t just have great ideas, they implement them

Jack Welch said, “Good business leaders create a vision, articulate the vision, passionately own the vision, and relentlessly drive it to completion.” This is a powerful statement, and so true. On this episode, I walk through six tips that will help you to clearly define your plan and move it forward until you accomplish it. You’re not short on great ideas. Listen to today’s podcast to get started on implementing them!

Where has all the creativity gone? Are you a creative who, like me, feels like a weirdo at times when you talk about your exciting ideas and start getting funny looks from people? On this episode of the Onion Juice Podcast, I talk about the power of creativity and give a pep talk to agents who need to be encouraged in their creative endeavors. Join me and get excited about moving out of the rat race and creating a business you love!

When creativity in Real Estate sales goes the way of Legos. . .

I remember when I was a kid, how much I loved dumping out the box of Legos and building stuff. Now, when you visit the Lego aisle, what do you see? It’s all kits with instructions for building that particular thing. No more creativity. Real Estate has followed the same pattern. It’s all about what kit you use, what online lead generator, instead of using the power of creativity to build a business you love. Listen to today’s episode and get inspired to create a business that will attract the people you want to work with!

Are you a Zillow Agent or a Creative Agent?

Subscription to online lead generators like Zillow is a good business model and has excellent ROI. But what I want to do is to build a business that I love. Working with online leads often takes the creativity out of everything. On today’s episode, I encourage you to harness the power of creativity to attract the people you want to work with and build a business that excites you! Let’s join together to bring back creativity to your Real Estate business.

Bring your art back to your business

All of us are artists. We were wired that way as children but have lost it somewhere on the road to adulthood. What is your particular brand of creativity? On today’s episode, I encourage you to get it back! Be creative. Be weird. Harness the power of creativity to build a Real Estate business that is fun and exciting. Listen to today’s podcast to get motivated to keep going and build a business that you love.

The power of creativity to connect us with people

My current creative project to attract business is the iHeart Madison show. On this episode, I tell you about the show and the niche that I am targeting. What’s great is that, even though it hasn’t started yet, it has connected me with 28 people and has given me two leads! I’ll tell you all about it on today’s episode, and will encourage you to experience the power of creativity and make connections you’d never get from an online lead generator.

Outline of this great episode

  • [1:54] Some thoughts about the power of creativity.
  • [3:46] Creativity is not a Lego kit. Keep being creative and keep being weird.
  • [6:24] Thank you to our sponsors, Knight Barry Title and Easy Agent Pro
  • [8:19] Roundbox Coaching for new or stuck agents.
  • [9:46] Are you a Zillow Agent or a creative Agent?
  • [10:48] All of us are artists. Get it back.
  • [12:35] The power of creativity to connect us with people.
  • [18:11] Re-think where you’re at if you’re not being creative.
  • [19:50] If you have any questions, go on the Onion Juice Facebook group.
  • [20:36] Be creative. Keep up with that. Don’t let others put you down.

Are you a new Real Estate Agent? Today on the Onion Juice Podcast I want to help you overcome the fear of getting your first deal. Do you know which activities are the best for you to focus on right now? Are you starting to feel discouraged or like you’re failing? You can do this! Listen to this episode to get some clarity, some exact things you should do to get that first deal, and a personal pep talk!

Focus on your tasks and not the results

New agents can easily become discouraged when they don’t see the results they are hoping for. On this episode, I encourage you to start out by focusing on your tasks and not the results. I also get specific about which tasks are worth your time and energy, and which are not revenue producing and should be left for later. In the beginning, your efforts will outweigh your results. But then there will be a tipping point where your results outweigh your efforts. Listen in and start focusing on the tasks that will be the most effective in helping your business get started.

Open houses are the best way for new agents to get deals

The best way to get a deal today is open houses. You want to get into the stream of buyers, and an open house is the way you can do it without spending a lot of money. On this episode, I tell you why I love open houses so much and give you some ideas for the things you can do to get business from them. Listen to today’s podcast to find out how to get started on open houses and other activities that will set you up for a great start to your business.

A buyer wants a house, a seller wants an agent

Even though this podcast episode is mostly about getting buyers, I have to say something about getting listings as well. The challenge is overcoming the fear of listings and setting yourself up to be a listing agent. But you can be a listing agent. Believe it and don’t be afraid to be new. On this episode, I share a story about a time when I got a listing even though I had less expertise than the other on the client’s list. Listen in to discover how you can be a listing agent, even when you are new.

New Real Estate agents should focus on their chase pillar

If you’ve been around the Onion Juice Podcast for long, you know we are all about being a media company that happens to sell Real Estate, and that we want to attract business instead of just chasing it. But for new agents, the chase is essential. The sphere of influence and the attract pillars take time to bring results. Listen to today’s episode to find out why it is necessary to focus on the chase and then add the other pillars after your business gets going.

Outline of this great episode

  • [1:15] Today’s topic: helping that brand new agent with getting their first deal.
  • [1:51] Focus on your tasks and not the results.
  • [3:22] Thank you to our sponsors, KnightBarry.com and Easy Agent Pro.
  • [4:38] Roundbox Coaching: Build a clear, consistent, and congruent plan.
  • [6:56] Focus on the tasks that will produce income. Leave other “fun” tasks for later.
  • [10:08] Reasons why open houses are better than internet leads for a new agent.
  • [11:41] Think about getting listings, not just buyers.
  • [14:06] Overcoming the fear of getting listings.
  • [16:39] There is power behind networking. Be patient with the time it takes to build trust.
  • [18:07] Just being out there will help you.
  • [19:19] Ask around the office for leftover leads. Work out a 50/50 deal with them. Working for less is better than nothing.
  • [19:47] Post evidence of success on social media.
  • [20:17] You need to believe you can do this, and you need to be 100% responsible. [22:53] Brand new agents have to do chasing.
  • [24:18] The reason I love open houses is because it’s the cheapest way in.

Open houses don’t sell homes. So why would you want to do them? Truth is, they are a great way to get into the flow of buyers. And it is a very inexpensive way for new Real Estate agents to get into the business. In this episode, I explain the ways that open houses benefit your business if you go all-in on them. And I give you proven ideas to help you host the ultimate open house. Listen in to learn how doing open houses as your chase pillar can help you build your business.

To host the ultimate open house, you have to get the word out

The first thing you need to do for an open house is to create great fliers. Then use your blog, social media, and even door-knocking to get the word out as well. Even when these things don’t bring people to your open house, they help create top of mind awareness, which is always a good thing for your business. On this episode of The Onion Juice Podcast, you will learn how to use all of these resources not only to promote your open house but also to create an open door for future business.

When you do an open house, it’s really important to have a lead-gen magnet

Open houses do occasionally sell homes. But more often they generate leads for future business. It is important to have something to offer the potential buyers who attend. If I help them, give them value, they are going to respect me and want to work with me. On this episode, I share several lead-gen ideas that have worked for me and tell you about an app that is a great benefit to both buyers and agents. Listen in to find out how effective an open house can be for generating leads for future business!

There is power in not knowing the answers.

Are you hesitant to host open houses because you might not know the answers to potential buyers’ questions? You probably don’t want to put the time and effort into researching and learning every detail about the house before your event. But, good news - not knowing answers may actually be to your benefit! Listen to this episode of The Onion Juice Podcast to find out why.

How to get people to sign in at your open house

Do you want to be sure that you collect contact information for the people who attend your open houses? On this episode, I tell you how I use a survey that can be filled out as potential buyers go through the house. This survey then provides you with helpful information that you can use to follow up with the guests who came to your open house. Listen to today’s podcast to hear about the survey and a dozen other great ideas for hosting the ultimate open house!

Are there too many good ideas out there? Things that distract you and keep you from having clarity and being consistent with the way you are doing business? Are the things you are doing congruent with who you are as a person? On this episode, we’re going to talk about how to have a Real Estate marketing plan that makes sense for you so that you can be clear and consistent in the way that you do business. Listen in and stop being distracted by all the good ideas out there!

Choose Real Estate marketing activities you can be consistent with

There are lots of great ideas out there for Real Estate marketing. But it is important to choose something that you can be consistent with. On this episode, I’ll talk with you about being consistent and give you a few examples that can help you determine whether or not an activity is something that can be consistent for you. Listen in to learn how to design a plan that is clear, consistent, and congruent with who you are.

Just because it works doesn’t mean you should do it

Congruency. It’s the secret recipe for being consistent with your Real Estate marketing plan. Just because an idea works for someone else does not mean that it is the best choice for you. On this episode, we’ll talk about choosing activities that fit who you are, instead of activities that fit into someone else’s box. It can be a challenge to discover what is congruent for you. Listen to this episode to find out how to get started!

Don’t succumb to Shiny Object Syndrome

Too many good ideas can kill your business. When you hear what someone else is doing with good results and you shift gears to add it, it can end up being a big distraction that becomes detrimental to your business. On this episode, we’ll talk about these “shiny objects” and how to avoid becoming distracted by them. Listen in to learn how to stay focused on your clear, consistent, and congruent Real Estate marketing plan.

The Roundbox coaching community can help you stay consistent

Having a mentor can be just the support you need as you develop a Real Estate marketing plan that is clear, consistent, and congruent with who you are. And being in community can help you stay focused and avoid “shiny object syndrome.” If you are thinking about finding a coach, listen to this episode to learn about Roundbox coaching and the supportive community that is available to you.

Welcome, Juicers! It has been a month since I stepped down as CEO and went back into Real Estate sales, and on this episode I’m going to fill you in on how it’s going! I’m excited about getting back into the sales side of the Real Estate business, and I think that being back in the trenches with you will make be a better coach as well. Listen to today’s episode to hear what I’ve been learning over the last month as I’m starting over. Everything I’m learning can help your Real Estate business, too!

Use the three pillars of my Real Estate business plan for clarity and consistency

My business plan has three main pillars: Sphere of Influence, Chase, and Attract. On today’s episode, I’ll share what I am currently doing with each of these pillars as I restart my Real Estate business. I’ll talk about leading edge ideas as well as why there are some things I still do old-school! Listen in for tips you can use for your business as you hear about how I’m paying for my newsletters, some ideas I have for using Facebook Ads, and the exciting plans for my new iHeart Madison show!

The “must-do’s” of the Real Estate business

One of the things that I love about my three-pillar business plan is that it allows a lot of flexibility and room for personal style instead of trying to make everyone conform to one way of doing things. But in addition to that flexible plan, there are some “must-do’s” that every Real Estate agent needs to include for maximum success in their business. On this episode I’ll mention a couple of these essential activities, explain why building your Top 25 is a significant “must-do” and share what’s happening in my own business as I’m starting to make my Top 25 connections.

How to use talent stacking to grow your business presence

I love photography. But until recently I didn’t really share my photos. I was talking about this with Jason Kotecki of Escape Adulthood, and he suggested that I use talent stacking to link my photography, my Real Estate business, and my iHeart Madison show so that each one draws business to the others. What talents do you have that could be stacked? Listen to this episode of The Onion Juice Podcast to find out how it’s done!

Things I have learned this month that you need to know for your Real Estate business

This has been a big month. As I am launching myself back into the sales side of Real Estate I have talked with a lot of people and have learned a lot from them. This episode is a virtual smorgasbord of what I have been hearing and have started putting into practice. Does the ROI of social media matter? What does it mean to be net positive? How do I ditch the fear of online reviews? Listen in for the answers to these questions and more. And don’t forget to send in your audio “roast” of the Onion Juice Podcast or yours truly for our upcoming 100th episode!

Can you use online reviews to build a Real Estate business? My friend, Alex Wang, heard that I was getting back into sales and gave me a call to offer this helpful idea. I knew immediately that I needed to get him on the show to share this with you. Alex is a Realtor in Palo Alto, California, doing extreme volume in a luxury market. But, like Onion Juicers, he is attracting business by being authentic and vulnerable and being a media company that happens to sell Real Estate. Listen to my interview with Alex to learn how he uses online reviews to build his business.

You can build your Real Estate business off of online reviews

Online reviews are a form of social proof. On this episode, Alex Wang and I talk about what social proof is and why it works. But what if you get a bad review? Alex gives a great response to this concern as he talks about developing your online presence. Do you know the best site for your reviews? Listen to this episode to find out and to learn how online reviews can help build your Real Estate business.

If you can’t solicit for reviews, how do you get them?

Most online review sites do not allow you to solicit for reviews. So how do you get them? On this episode, Alex Wang describes how he gets reviews and how it helps him build his Real Estate business. We also discuss how to use client testimonials and when not to use them. Alex has been very creative in the way he uses his reviews and gives us a link to see what he did with them. Listen to this episode to learn how to get reviews and use them to build your business.

How to get started on your online presence

If you are not currently using the web for your business, this podcast episode is for you! My guest, Alex Wang, says that “if you don’t embrace online presence, you will become extinct!” Alex shares some great ideas for how to establish your online presence and use your reviews to build your Real Estate business. He gives practical tips for those who are new to doing business via the web and explains the value of making your content mobile friendly as well. Listen to this great conversation to learn what you need to get started online!

Go incognito to see what others see when they search for you or your business

What do people see when they search for you or your business online? Alex Wang’s advice on today’s episode is to open an incognito window and search on yourself to find out. This can give you great insights on the improvements that you can make to your web presence. Alex also tells us how to set up a free Google My Business listing. Listen to this great interview to learn about effectively creating your online presence.

Welcome to the Onion Juice Podcast! I’m Neil Mathweg, and if you’re new to this show, I’ll explain at the beginning just what “Onion Juice” is all about and why our Real Estate podcast has such a goofy name. I’ll clue you in on Roundbox Coaching for new and “stuck” Real Estate agents, and we’ll have a great conversation with the “Bill Murray” of the podcast, Dustin Brohm. He’ll fill us in on the lead conversion system that is working for him, and then we’ll brainstorm about what to do for the Onion Juice 100th episode! Listen in for great lead conversion ideas and some good laughs.

If you get any kind of online leads, an immediate response is crucial

80-90% of buyers will end up working with the first agent they get a response from. So responding quickly to any online leads you receive is crucial for converting those leads. On this episode, Dustin Brohm will share the process that he uses to get replies out in 5 minutes or less, and will identify resources that you can use to do the same. Listen in and learn how you can automate to speed up your response time and get more lead conversions!

What do you include in a response to an online lead?

Dustin Brohm likes to respond to online leads with a video text or e-mail, in five minutes or less after receiving a lead. On this episode, he talks about what he includes in his videos and the apps that he uses to get them out quickly and automatically so that his replies go out even if he is in a meeting or taking a nap! Listen in to learn how to use videos that engage your leads and result in greater lead conversion.

Which is better, Facebook Lead Ads or Facebook Ads linked to a landing page?

It’s a debate. Do you get more lead conversions through Facebook Lead Ads or regular Facebook ads that link to your landing page? Are Facebook Ads worth the money? On this episode, Dustin Brohm and I will discuss Facebook ads and what we find works best for us. Listen to learn from our experience and to get many more tips and ideas for increasing your lead conversion.

You’re Invited - Participate in the Onion Juice Podcast 100th episode!

We are just a few episodes away from our 100th podcast! I asked Justin Brohm for ideas of what to do for that episode, and he came up with a great idea. Listen to our conversation and then send in your audio or e-mail contribution to the official Neil Mathweg roast! I may cry myself to sleep that night. But it will be fun! I hope you’ll join in.

Welcome to the Onion Juice Podcast! I am so pleased to have one of my greatest mentors as our guest today. Dale Schaechterle is the owner of Realty Executives Integrity in Wisconsin and is in his fourth decade of Real Estate. He built his business from the ground up in an area where he knew very few people. On this episode, he tells his story and explains how to promote yourself and build brand recognition. Listen in to hear Dale’s time-tested strategies for building your business through a unique approach to geo farming and your sphere of influence.

Start building brand recognition by letting everyone know every success that you have

When Dale Schaechterle started his Real Estate business in Wisconsin, he didn’t have the resources to begin geo farming on a large scale. Instead, he began to build name recognition by communicating every success he had by targeted promotions to people in that community and price point or category. Listen to this very special episode to hear Dale’s story and how this small beginning turned into his 8x8 approach to promotion and led to long-term success in his Real Estate business.

Use Dale Schaechterle’s 8x8 approach in geo farming to build your Real Estate business

The 8x8 approach that Dale Schaechterle uses to build his Real Estate business is to touch people eight times in eight weeks with something of value, followed by once a month thereafter. On this podcast, Dale talks to me about how this process works and shares specific types of content that you can use for these touches with your geo farm, beginning with a small number of homes. Most of Dale’s listings come from his geo farm. Listen to these episodes to learn how to geo farm without breaking the bank!

Use Dale Schaechterle’s 8x8 approach with your sphere of influence to build your referral base

Dale Schaechterle’s 8x8 approach can be used not only in geo farming, but also in a more intimate way with your sphere of influence. On this episode, he gives us specific examples of how to connect in a meaningful way with eight people, eight times, in eight weeks. At the end of the year, you have around 50 people who know you, love you, and want you to succeed. Most of Dale’s referrals come from this base of people. Listen in to learn how to build a great referral base!

Does your goal come with too high a price?

Dale Schaechterle became the “Top Gun” agent for Realty Executives in the 90’s. But that success came with a price that he realized he didn’t want to continue to pay. On this episode, Dale shares with us openly about how he made the switch from wanting to be #1 to wanting to provide for and have time with his family, and to build a team instead of doing it all himself. Listen in to learn how Dale changed his mindset and his priorities to continue being successful in Real Estate without compromising the relationships that matter the most.

Helping agents find success in Real Estate is what I love to do! In today’s episode, I’ll uncover the biggest mistakes that I see agents making and talk with you about how to avoid them. We’ll talk about a valuable lesson you can learn about quantity vs quality, and we’ll discuss the benefits of avoiding the comparison trap, putting relationships first, having a clear and consistent plan, believing you are a listing agent, and valuing your time. Listen in and avoid the biggest mistakes that Real Estate agents make!

Don’t be defeated by comparing yourself to other agents

This week I looked at the Facebook page of another agent in my area. And it almost got me distracted from my plan. In today’s episode, I’ll tell you the true story and talk about the importance of sticking with a clear and consistent plan and how success in Real Estate means not being distracted by what others are doing. Join me on my journey and avoid the sense of defeat that comes when we compare ourselves to others.

First things first: building relationships

Too many agents try to do the flashy things first - a slick business card, the best website, brand, and logo. It’s way too easy to get caught up in doing all these things and not doing what really matters, which is building relationships. When you are starting out or trying to get unstuck, building relationships is the first and most important thing you need to do. Listen to today’s episode to hear about connecting with potential clients and also with your “top 25” referral base. Then, pick up the phone and get started!

Have a clear plan and stay consistent

Success in Real Estate is based on having a clear plan and staying consistent with it. Everything else revolves around that. On this episode, I’ll talk about the clear plan and some resources that are available to help you with that. Listen in, then get started on establishing your plan. Roundbox coaching is available if you need assistance. And definitely join the Onion Juice Facebook group for lots of great support and encouragement along the way!

Believe that you are a listing agent

New agents have a tendency to believe that they are “just a buyers’ agent” and that being a listing agent is something that will come later. We think that we need our marketing plan and all our bells and whistles together before we can try being a listing agent. Well, that’s stinkin’ thinkin’. On this episode, I’ll explain why you need to change your mindset and believe that you are a listing agent, and how a focus on listings can lead to success in Real Estate.

What One Thing Could You Do to Make Your Business Better? - Episode 93

This past week I had the opportunity to attend an amazing conference, the Escape Adulthood Summit. A question that they asked really stood out to me: “What one thing could you do that would make your business better?” Not six. Just one. On today’s episode, I’m going to talk with you about that question and my response to it, along with a few other things I learned at the conference and also during an interaction with my mentor. Join us to find the courage to be brave enough to follow through on the one thing you can do.

We just need to be brave enough.

Are you brave enough? Not brave enough to conquer the whole mountain, but brave enough for the next step? On this episode, I talk about this concept from the Escape Adulthood Summit and how it applies to the Real Estate businesses that we are trying to develop. I’m making the transition from CEO back into the trenches of selling Real Estate and will be sharing that journey with you on this podcast. Are you brave enough to make your business better? We can encourage one another to be brave enough for the next step on our journey.

If you don’t feel brave enough, you can borrow a little courage.

None of us feels brave all the time. When we don’t have the courage we need, we can borrow it from one another. On this episode, I describe this concept from the Escape Adulthood Summit and invite you to borrow a little courage from me by listening to this podcast and following my journey back into the selling side of Real Estate. We can all borrow courage from each other over on the Facebook group, too. So be sure to join us there! Tune in to today’s episode and borrow some courage.

You need to make a will

OK, I know that making a will doesn’t have anything to do with Real Estate. But my mentor (aka “The World’s Best Mentor”) recently got in my face about this. On this episode, I share what he said that jolted me into recognizing the importance of having a will, which I am now in the process of getting done. Listen to today’s podcast to learn not only a few things that will help you make your business better, but also why you need to get started on your will if you don’t already have one.

What are you worth per hour?

How much are you worth per hour? Are the tasks you are doing worth that amount of money? In a recent meeting with my mentor, we had a conversation about how to figure out what you’re worth per hour and how that figure can drive decisions about what you do with your time. On this episode, I share the details that we talked about. Listen in and then make sure that the tasks you are doing are worth your time!

I’m starting over in Real Estate. I’m stepping down from my position as CEO of Realty Executives Cooper Spransy, and getting back into selling Real Estate. On this episode, I explain why I am making this change and how it will help me be an even better coach. I also share my plan for how I am going to get back into sales. Listen to this podcast to find out how and when I am making this transition and to get ideas for a fresh start for your Real Estate business.

Join me on my journey as I start over in Real Estate sales

I am excited about stepping down from my CEO responsibilities and starting over as a practitioner in the Real Estate industry. And I’m looking forward to sharing my journey with you! I’ll be documenting the failures and successes, the craziness and the joy along the road. Travel along with me on this podcast and watch the three pillars of my Roundbox business plan in action so that you can see how it can work for you, too. You’re sure to learn a lot of strategies and tips that you can put into practice to strengthen your own Real Estate business.

Strengthening my sphere of influence: Pillar #1 of my business plan

How many people do you have on your contact list? Do you actually know who they are? The first of the three pillars of my business plan is building my sphere of influence. After two-and-a-half years away from sales, starting over requires my e-mail & phone list to be weeded out and then strengthened until I have about 300 people to communicate with regularly. On this episode, I explain what I am doing to build that list, how I will use it once I have it, and why I will be intentionally imperfect in the process! Listen in to hear about what I am doing and find out how you can strengthen your contact list as well.

Chasing business: Pillar #2 of my business plan

If you have been around the Onion Juice Podcast for any time at all, you know that we are about being a media company that happens to sell Real Estate, and attracting business instead of chasing it. However, when you are first starting out (or starting over, as in my case), you have to chase. On this episode, I talk about the chase and how I plan to use Facebook to build the chase pillar of my business plan, even with limited time to invest in chasing. Listen in to learn about the chase and to get information about my favorite resource for supporting this pillar of your business plan.

Attracting business: Pillar #3 of my business plan

Attracting business is my favorite part of the business plan to talk about, as you already know if you are an Onion Juicer! I am excited about my upcoming plans for this pillar as I start over in Real Estate sales. I’m going to do a lot of weird things that I hope will help me build a tribe and a following in Madison. Listen in for some teasers about my plans to use social media and podcasting for this pillar, and find out what I believe are the benefits of doing audio instead of video. I hope you will join me on this journey, and I trust that my experience will inspire and equip you to start attracting business!

Being a Media Company that Happens to Sell Real Estate - by Writing About Other Things, with Frank Konsella - Episode 91

If you have been around the Onion Juice Podcast for long, you already know that we strive to be media companies that happen to sell Real Estate. On today’s episode, we are going to give it a bit of a new twist -- being a media company that happens to sell Real Estate, that doesn’t talk about Real Estate. It’s true. Producing content on other topics can help you attract business. And we are all about attracting business instead of chasing it. So listen in and learn how you can sell Real Estate while publishing content about other things!

Frank Konsella connects with potential clients through his backcountry skiing blog!

Frank Konsella is a Real Estate agent in Crested Butte, Colorado. There are over 50 “14-ers” (14,000-ft peaks) in the Colorado mountains, and Frank’s passion is skiing those peaks. He started a blog that connects him with others who share his interest. On this episode, he shares how that blog has become the source of 25% of his Real Estate business, even though it is not about Real Estate! What are you passionate about? Listen to today’s interview with Frank Konsella and start thinking about content that would connect you with like-minded people who could become future clients.

Frank Konsella’s new book will provide opportunities for him to meet new potential clients

Because of Frank Konsella’s blog about skiing 14-ers in Colorado, he has been asked to write a book on the same topic, and to do a book tour throughout Colorado. In this episode, he shares his excitement about the way that this will open up more opportunities to meet people who may want to purchase Real Estate in the small town of Crested Butte, Colorado. Listen to today’s podcast interview and get motivated to start thinking about content that you can use to connect with people in your community.

Topics you can use for non-Real-Estate content in your media

We’re talking about being a media company that happens to sell Real Estate, by publishing content that is not about Real Estate. On today’s podcast interview with Frank Konsella, Frank and I discuss the benefits of being a Real Estate agent who creates content on other topics that are helpful to people and attract like-minded people to you. Not everyone can live in a Colorado ski town like Frank does. But there are topics you can write about no matter where you live, and Frank and I do a little brainstorming on those topics on today’s episode. Listen in and start getting ideas for non-Real-Estate content you can produce.

Attracting business instead of chasing it means playing for the long game

There’s no doubt about it - when you are first starting out as a Realtor you have to chase business. And “chase” is one of the pillars of our business plan. But the “attract” pillar is the one we want to develop and use for the long-game. In this episode, Frank Konsella and I talk about how being a media company that happens to sell Real Estate is a long-term strategy that really pays off. And being a media company means promoting what you are passionate about -- not just Real Estate! Listen to this podcast to find out how you can publish content on almost any topic and have it send up helping your business.

The Juice Bar is open! In today’s episode I’ll answer your questions about everything from open houses to Real Estate systems, how to use your time wisely, what to do when you lose negotiating power, and many more issues that Real Estate Agents face. Chances are, you have asked many of the same questions that these listeners have raised. Join me for this Q & A and then join us over on the Facebook group to interact!

The quality of your communication with people is what makes you stand out

If there’s one thread that runs through most of today’s Juice Bar Q & A, it’s that clear communication is essential to your Real Estate business. Whether you are sending out postcards to your farm, e-mailing a newsletter to your clients, writing an offer, setting up a listing, or knocking on doors, communication is key! On this episode, I answer listener’s questions about Real Estate and share some of the ways that you can communicate effectively by e-mail, on the phone, and in person with all of the people you encounter in your business.

Efficient systems help your business run smoothly (and save you a lot of headaches)

Have you set up Real Estate systems to help your business run smoothly? By setting up systems you can handle things prior to when they happen and make it easy for your clients to have confidence in you. On this Q & A episode, I respond to a listener’s question about systems and explain how my own systems work at each step in the buying and selling process. Listen in to learn how systems can make your job a whole lot easier while making your clients happier.

Time blocking, setting boundaries, and making an appointment with yourself

As one of my listeners said, “Accomplishments require activity, but activity does not necessarily equal accomplishment.” Are you blocking your time in a way that allows you to accomplish your goals? On this episode, I’ll help you understand how to set boundaries around your time so that you are working for long-term gains and not just for the present moment. Listen in and then get out your calendar and book an appointment with yourself!

The number one thing you need for your Real Estate business: a clear plan

Do you want to stay consistent in your business? Do you want your Real Estate systems to flow smoothly, and have your activities lead to accomplishments? The first thing you need is a clear plan. On this episode, I answer listener’s questions on a wide variety of topics, and many of those answers hinge on having a clear plan. When your plan is in place, then it becomes easier to make decisions about the use of your time, communication, and activities like farming, open houses, or Facebook advertising. Listen in, and then download my free pdf business plan to help you get started!

Several new Real Estate agents have talked with me recently about their frustration with the way every deal seems to be a bad one or filled with challenges. On this episode, I talk about this difficult season of a Real Estate career and have some words of encouragement for you. Whether you are a new agent or a more experienced agent who is feeling stuck, this episode is for you.

Every deal is a learning opportunity

For every question you get as a new Real Estate agent, you have to go get the answer. Yes, this is challenging. But it is also a learning opportunity, and I want to challenge you to change the way you think about this season in your business. Listen to this short podcast to get a new perspective that will help you deal with your frustration and push through it.

Feeling like your efforts outweigh your results?

For new Real Estate agents, there is a season when your efforts outweigh your results. It is easy to get frustrated and wonder if you will survive this. But there is hope! On this episode, I explain the stages that we go through in this business and remind you that you will get through this. I hope you’ll listen and be encouraged.

Plant + Time = Harvest

In our modern American culture, we want instant results. But I was reminded this weekend of the principle that, between planting and harvest, there is time that cannot be rushed. In today’s episode, I apply this principle to our Real Estate careers and encourage you to embrace the growth that comes in the time before the harvest. Listen in and be encouraged that the best is yet to come.

How to set realistic expectations for your Real Estate business

When new Real Estate agents are starting out, there is a tendency to start counting your commissions whenever you follow up a new lead. Those unrealistic expectations can result in disappointment and discouragement. In today’s podcast, I’ll talk about realistic expectations, including the percentage of leads that will likely convert into a closing. You can overcome discouragement by appropriately adjusting your expectations!

What if your marketing plan actually works? Will you have what it takes to respond to the leads? How will you deal with the objections and obstacles that might come up? If these are questions that go through your mind, you are not dealing with the fear of failure, but with the fear of success! In this episode I’ll define the fear of success, talk about how it can stop you in your tracks, and tell you what you can do to overcome it so that you truly can succeed!

The first step in overcoming the fear of success is to realize that you have it

If we think we’re fighting the fear of failure, we’re fighting the wrong thing! We need to understand the fear of success and realize that this is what we need to fight. In this episode, I’ll share some examples that will help you understand the fear of success, and I’ll explain why thinking like a child can be one of your best tools for overcoming it! Listen to this episode and join me in defeating the fear of success!

You don’t have to have the answers to everything

One of the reasons that we fear success is that when our ads work and all those leads come in, we’re not sure we’ll be ready to handle them. We might not know the answers to potential clients questions or objections and we’re not comfortable with that. The good news is this: There is power in not having the answers. Listen to this episode to find out what I mean by that and how you can harness the power of not having answers to actually build your relationship with your clients.

Understanding and practicing scripts can build your confidence as a Realtor

When I was a new Realtor, I absolutely hated scripts. But as much as I hated them, they really made a difference in my career. In this episode I’ll talk about how my thinking about scripts has changed, how scripts can be used for the client’s benefit, and how they can be a valuable tool for overcoming the fear of success. Listen in and then go to the Onion Juice Facebook group and let me know what you think! I’d love to hear from you.

At a baseball game recently, with a group of about 25 people, my wife made some observations about how I didn’t “work the crowd” but people just seemed to gravitate to me, and why. It got me thinking that I wanted to teach people how to attract people, and what it takes to be seen as an authority in your Real Estate market. So, in this episode, I’ll tell you more about my wife’s observations about how I attract people, and then I’ll give you eight practical tips for gaining authority in your market.

What does it mean to have authority in your market?

Having authority in your market means that when people in your area think of Real Estate, they think of you. You become a household name, and people are drawn to work with you. But how do you make this happen? In this episode, I will talk about ways you can relate to people and work with them that will attract them to you and make them feel comfortable. That is the first step toward becoming an authority. Listen in and begin to establish yourself as an authority in your market!

The difference between attracting business and chasing business

As “media companies that happen to sell Real Estate,” we want to focus on attracting business instead of chasing it. But for a new agent, chasing is necessary to get started. In this episode, I’ll talk about the chase and how it helps you get moving, and I’ll tell you how to then move on from the chase and begin attracting business instead. Listen in and find out how to move from just getting started to becoming an authority in your market.

Be a servant, not a salesman

If you relate to your clients as a servant, not a salesman, you will likely get not only their business but also their referrals. A lot of coaches out there would think this is ridiculous and will and push you to be a salesman and get the conversion. In this episode, I’ll explain why being a servant instead of a salesman will be more effective in establishing yourself as an authority in your Real Estate market. And that is just one of the eight tips we’ll talk about. Listen in and begin moving toward becoming an authority in your market!

Different is better than better

“Different is better than better.” I don’t know where I got this quote, but I love it. If you want to become an authority in your Real Estate market, you need to stand out. Be different. Do something that makes people think of you first. In this episode, I’ll tell you how I did this in my market, and will also point you to some others who are doing it well. Listen to this podcast and then get started thinking about what you can do to be different instead of just better!

Today I’m talking about Chris Smith’s book, The Conversion Code. I’m not normally excited about books that talk about scripts. I don’t like chasing business, and I want to get everyone to an attraction model. However, my goal on this show is to help new agents succeed. And in the beginning, you need to chase and you need to get good at handling objections. Then you can start attracting business instead of chasing it. I am a raving fan of Chris Smith, and his book is a valuable resource when you are starting out.

Using a script with unique data points to respond to new leads

What do you say when your potential new client picks up the phone and says “hello?” In his book The Conversion Code, Chris Smith provides scripts for these conversations. In this episode, I’ll talk about how having simple, unique data points at the beginning of your call can help you establish trust with a potential client, and I’ll share an example of how it recently worked on me. Listen in to find out how to make it easy for a new lead to want to respond to you.

“Dig deep or go to sleep”

In his book, The Conversion Code, Chris Smith talks about digging deep with a client by asking good questions. In this episode, I’ll tell you a little more about how he suggests that you go about it, give some examples of good questions, and talk about how questions help you to know how to best serve your customer. Listen to today’s podcast to hear about asking good questions, and then be sure to pick up my free list of questions for a listing presentation by texting “listing” to 44222.

Creeds for marketers, schedulers, and closers

What are the main things you need to keep in mind in your marketing, scheduling, and closings? In The Conversion Code, Chris Smith details a “creed” for each of these aspects of your business. I’ll give you a quick read of these creeds on today’s podcast. These bullet points are a great way to keep yourself focused and remember what is important at each step along the way.

Learning how humans communicate can boost your phone skills

How do humans communicate? Do you know what percentages of communication come through words, tone of voice, and body language? How will understanding these help you to be more effective on the telephone? In today’s podcast, I’ll talk about what Chris Smith has to say about communication in his book, The Conversion Code. Listen to today’s podcast to find out the many ways this book is worth your while as you are starting out as a Real Estate agent.

This week I had a conversation with one of my listeners about how tough it is to get listings and become a listing agent in the tight market that we have right now. Is the struggle worth it? Does it even make financial sense? In this episode, I’m going to give you a pep talk about becoming a listing agent and help you build your confidence and believe that you are a listing agent. Listen in and then join me on the Facebook group to continue the conversation!

It’s not a listing appointment, it’s a listening appointment!

Many Realtors experience some level of anxiety around creating and delivering a listing presentation. You can take the stress out of that appointment by listening instead of presenting. In this episode, I’ll explain how that works and how you can get a free copy of the questions that I use to create meaningful conversation during a listing appointment. If you want to build your confidence, find out how to get listings, and enjoy your listing appointments, you want to listen to this podcast!

Do I have to be an extrovert to succeed as a listing agent?

Personality definitely plays a part in how you run your Real Estate business. But you do not have to be an extrovert like me in order to succeed. In this episode, I’ll talk about how working as a listing agent might look different for introverts and extroverts, but how they can both be successful. If you’re concerned that your personality might get in the way of being a great listing agent, listen to this episode and be encouraged.

Determine Real Estate activities by looking at your time, your money, and your personality

Are there things you think you “should” be doing, but they don’t appeal to you? Activities that help you get listings are not “one size fits all.” In this episode, I’ll explain how to look at the mix of your available time and money as well as your personality, and determine which activities will be the most effective for your business. Listen to this podcast to find out how to get listings in a way that works best for you.

Practical ideas for how to get listings now

A lot of what we talk about on the Onion Juice podcast is attracting business instead of chasing it, and that is important and will help you get listings in the long run. But many of you need to get listings now, and I want to help you do that. Listen to this episode to find out what you can do right now to get listings. And be sure to get my free listing presentation to help you stay calm, feel good about what you are doing, and get more listings.
