Welcome, Juicers! It has been a month since I stepped down as CEO and went back into Real Estate sales, and on this episode I’m going to fill you in on how it’s going! I’m excited about getting back into the sales side of the Real Estate business, and I think that being back in the trenches with you will make be a better coach as well. Use the three pillars of my Real Estate business plan for clarity and consistency

My business plan has three main pillars: Sphere of Influence, Chase, and Attract. On today’s episode, I’ll share what I am currently doing with each of these pillars as I restart my Real Estate business. I’ll talk about leading edge ideas as well as why there are some things I still do old-school! The “must-do’s” of the Real Estate business

One of the things that I love about my three-pillar business plan is that it allows a lot of flexibility and room for personal style instead of trying to make everyone conform to one way of doing things. But in addition to that flexible plan, there are some “must-do’s” that every Real Estate agent needs to include for maximum success in their business. On this episode I’ll mention a couple of these essential activities, explain why building your Top 25 is a significant “must-do” and share what’s happening in my own business as I’m starting to make my Top 25 connections.

How to use talent stacking to grow your business presence

I love photography. But until recently I didn’t really share my photos. I was talking about this with Jason Kotecki of Escape Adulthood, and he suggested that I use talent stacking to link my photography, my Real Estate business, and my iHeart Madison show so that each one draws business to the others. Can you use online reviews to build a Real Estate business? My friend, Alex Wang, heard that I was getting back into sales and gave me a call to offer this helpful idea. I knew immediately that I needed to get him on the show to share this with you. Alex is a Realtor in Palo Alto, California, doing extreme volume in a luxury market. But, like Onion Juicers, he is attracting business by being authentic and vulnerable and being a media company that happens to sell Real Estate. If you get any kind of online leads, an immediate response is crucial

80-90% of buyers will end up working with the first agent they get a response from. So responding quickly to any online leads you receive is crucial for converting those leads. On this episode, Dustin Brohm will share the process that he uses to get replies out in 5 minutes or less, and will identify resources that you can use to do the same. Helping agents find success in Real Estate is what I love to do! In today’s episode, I’ll uncover the biggest mistakes that I see agents making and talk with you about how to avoid them. We’ll talk about a valuable lesson you can learn about quantity vs quality, and we’ll discuss the benefits of avoiding the comparison trap, putting relationships first, having a clear and consistent plan, believing you are a listing agent, and valuing your time. Don’t be defeated by comparing yourself to other agents

This week I looked at the Facebook page of another agent in my area. And it almost got me distracted from my plan. In today’s episode, I’ll tell you the true story and talk about the importance of sticking with a clear and consistent plan and how success in Real Estate means not being distracted by what others are doing. Join me on my journey and avoid the sense of defeat that comes when we compare ourselves to others.

First things first: building relationships

Too many agents try to do the flashy things first - a slick business card, the best website, brand, and logo. It’s way too easy to get caught up in doing all these things and not doing what really matters, which is building relationships. When you are starting out or trying to get unstuck, building relationships is the first and most important thing you need to do. Listen to today’s episode to hear about connecting with potential clients and also with your “top 25” referral base. Then, pick up the phone and get started!

Have a clear plan and stay consistent

Success in Real Estate is based on having a clear plan and staying consistent with it. Everything else revolves around that. Believe that you are a listing agent

New agents have a tendency to believe that they are “just a buyers’ agent” and that being a listing agent is something that will come later. We think that we need our marketing plan and all our bells and whistles together before we can try being a listing agent. Well, that’s stinkin’ thinkin’. On this episode, I’ll explain why you need to change your mindset and believe that you are a listing agent, and how a focus on listings can lead to success in Real Estate.

What One Thing Could You Do to Make Your Business Better? - Episode 93

This past week I had the opportunity to attend an amazing conference, the Escape Adulthood Summit. A question that they asked really stood out to me: “What one thing could you do that would make your business better?” Not six. Just one. On today’s episode, I’m going to talk with you about that question and my response to it, along with a few other things I learned at the conference and also during an interaction with my mentor. Join us to find the courage to be brave enough to follow through on the one thing you can do.

We just need to be brave enough.

Are you brave enough? Not brave enough to conquer the whole mountain, but brave enough for the next step? On this episode, I talk about this concept from the Escape Adulthood Summit and how it applies to the Real Estate businesses that we are trying to develop. I’m making the transition from CEO back into the trenches of selling Real Estate and will be sharing that journey with you on this podcast. Are you brave enough to make your business better? None of us feels brave all the time. When we don’t have the courage we need, we can borrow it from one another. Strengthening my sphere of influence: Pillar #1 of my business plan

 How many people do you have on your contact list? Do you actually know who they are? The first of the three pillars of my business plan is building my sphere of influence. After two-and-a-half years away from sales, starting over requires my e-mail & phone list to be weeded out and then strengthened until I have about 300 people to communicate with regularly. On this episode, I explain what I am doing to build that list, how I will use it once I have it, and why I will be intentionally imperfect in the process! Chasing business: Pillar #2 of my business plan

 If you have been around the Onion Juice Podcast for any time at all, you know that we are about being a media company that happens to sell Real Estate, and attracting business instead of chasing it. Several new Real Estate agents have talked with me recently about their frustration with the way every deal seems to be a bad one or filled with challenges. What if your marketing plan actually works? Will you have what it takes to respond to the leads? How will you deal with the objections and obstacles that might come up? If these are questions that go through your mind, you are not dealing with the fear of failure, but with the fear of success! In this episode I’ll define the fear of success, talk about how it can stop you in your tracks, and tell you what you can do to overcome it so that you truly can succeed!

The first step in overcoming the fear of success is to realize that you have it

If we think we’re fighting the fear of failure, we’re fighting the wrong thing! We need to understand the fear of success and realize that this is what we need to fight. In this episode, I’ll share some examples that will help you understand the fear of success, and I’ll explain why thinking like a child can be one of your best tools for overcoming it! You don’t have to have the answers to everything

One of the reasons that we fear success is that when our ads work and all those leads come in, we’re not sure we’ll be ready to handle them. We might not know the answers to potential clients questions or objections and we’re not comfortable with that. The good news is this: There is power in not having the answers. At a baseball game recently, with a group of about 25 people, my wife made some observations about how I didn’t “work the crowd” but people just seemed to gravitate to me, and why. It got me thinking that I wanted to teach people how to attract people, and what it takes to be seen as an authority in your Real Estate market. So, in this episode, I’ll tell you more about my wife’s observations about how I attract people, and then I’ll give you eight practical tips for gaining authority in your market.

What does it mean to have authority in your market?

Having authority in your market means that when people in your area think of Real Estate, they think of you. You become a household name, and people are drawn to work with you. But how do you make this happen? In this episode, I will talk about ways you can relate to people and work with them that will attract them to you and make them feel comfortable. That is the first step toward becoming an authority. Listen in and begin to establish yourself as an authority in your market!

The difference between attracting business and chasing business

As “media companies that happen to sell Real Estate,” we want to focus on attracting business instead of chasing it. But for a new agent, chasing is necessary to get started. In this episode, I’ll talk about the chase and how it helps you get moving, and I’ll tell you how to then move on from the chase and begin attracting business instead. Be a servant, not a salesman

If you relate to your clients as a servant, not a salesman, you will likely get not only their business but also their referrals. A lot of coaches out there would think this is ridiculous and will and push you to be a salesman and get the conversion. Today I’m talking about Chris Smith’s book, The Conversion Code. I’m not normally excited about books that talk about scripts. I don’t like chasing business, and I want to get everyone to an attraction model. However, my goal on this show is to help new agents succeed. And in the beginning, you need to chase and you need to get good at handling objections. Then you can start attracting business instead of chasing it. I am a raving fan of Chris Smith, and his book is a valuable resource when you are starting out.

Using a script with unique data points to respond to new leads

What do you say when your potential new client picks up the phone and says “hello?” In his book The Conversion Code, Chris Smith provides scripts for these conversations. In this episode, I’ll talk about how having simple, unique data points at the beginning of your call can help you establish trust with a potential client, and I’ll share an example of how it recently worked on me. “Dig deep or go to sleep”

Making Your Business More Predictable - Episode 77

Is your crazy, busy, unpredictable Real Estate schedule eating you alive? Want to have a life, get days off, spend more time with your family, and have your business grow at the same time? In this episode, we’ll talk about what you can do to put some boundaries around your life and grow a successful Real Estate business. The “Closed on Sunday” mentality - Setting boundaries around your business

Did you know that that open houses do not actually have to be done on Sunday? In this episode, I’ll explain how setting a boundary around your business, such as “I take Sundays off for church and family,” actually raises the level of your authority and clients’ respect for you, and can increase your referrals. Communicate expectations up front with your clients.
