Welcome, Juicers! It has been a month since I stepped down as CEO and went back into Real Estate sales, and on this episode I’m going to fill you in on how it’s going! I’m excited about getting back into the sales side of the Real Estate business, and I think that being back in the trenches with you will make be a better coach as well. Listen to today’s episode to hear what I’ve been learning over the last month as I’m starting over. Everything I’m learning can help your Real Estate business, too!
My business plan has three main pillars: Sphere of Influence, Chase, and Attract. On today’s episode, I’ll share what I am currently doing with each of these pillars as I restart my Real Estate business. I’ll talk about leading edge ideas as well as why there are some things I still do old-school! Listen in for tips you can use for your business as you hear about how I’m paying for my newsletters, some ideas I have for using Facebook Ads, and the exciting plans for my new iHeart Madison show!
One of the things that I love about my three-pillar business plan is that it allows a lot of flexibility and room for personal style instead of trying to make everyone conform to one way of doing things. But in addition to that flexible plan, there are some “must-do’s” that every Real Estate agent needs to include for maximum success in their business. On this episode I’ll mention a couple of these essential activities, explain why building your Top 25 is a significant “must-do” and share what’s happening in my own business as I’m starting to make my Top 25 connections.
I love photography. But until recently I didn’t really share my photos. I was talking about this with Jason Kotecki of Escape Adulthood, and he suggested that I use talent stacking to link my photography, my Real Estate business, and my iHeart Madison show so that each one draws business to the others. What talents do you have that could be stacked? Listen to this episode of The Onion Juice Podcast to find out how it’s done!
This has been a big month. As I am launching myself back into the sales side of Real Estate I have talked with a lot of people and have learned a lot from them. This episode is a virtual smorgasbord of what I have been hearing and have started putting into practice. Does the ROI of social media matter? What does it mean to be net positive? How do I ditch the fear of online reviews? Listen in for the answers to these questions and more. And don’t forget to send in your audio “roast” of the Onion Juice Podcast or yours truly for our upcoming 100th episode!

Welcome to the Onion Juice Podcast! I’m Neil Mathweg, and if you’re new to this show, I’ll explain at the beginning just what “Onion Juice” is all about and why our Real Estate podcast has such a goofy name. I’ll clue you in on Roundbox Coaching for new and “stuck” Real Estate agents, and we’ll have a great conversation with the “Bill Murray” of the podcast, Dustin Brohm. He’ll fill us in on the lead conversion system that is working for him, and then we’ll brainstorm about what to do for the Onion Juice 100th episode! Listen in for great lead conversion ideas and some good laughs.
80-90% of buyers will end up working with the first agent they get a response from. So responding quickly to any online leads you receive is crucial for converting those leads. On this episode, Dustin Brohm will share the process that he uses to get replies out in 5 minutes or less, and will identify resources that you can use to do the same. Listen in and learn how you can automate to speed up your response time and get more lead conversions!
Dustin Brohm likes to respond to online leads with a video text or e-mail, in five minutes or less after receiving a lead. On this episode, he talks about what he includes in his videos and the apps that he uses to get them out quickly and automatically so that his replies go out even if he is in a meeting or taking a nap! Listen in to learn how to use videos that engage your leads and result in greater lead conversion.
It’s a debate. Do you get more lead conversions through Facebook Lead Ads or regular Facebook ads that link to your landing page? Are Facebook Ads worth the money? On this episode, Dustin Brohm and I will discuss Facebook ads and what we find works best for us. Listen to learn from our experience and to get many more tips and ideas for increasing your lead conversion.
We are just a few episodes away from our 100th podcast! I asked Justin Brohm for ideas of what to do for that episode, and he came up with a great idea. Listen to our conversation and then send in your audio or e-mail contribution to the official Neil Mathweg roast! I may cry myself to sleep that night. But it will be fun! I hope you’ll join in.

Welcome to the Onion Juice Podcast! I am so pleased to have one of my greatest mentors as our guest today. Dale Schaechterle is the owner of Realty Executives Integrity in Wisconsin and is in his fourth decade of Real Estate. He built his business from the ground up in an area where he knew very few people. On this episode, he tells his story and explains how to promote yourself and build brand recognition. Listen in to hear Dale’s time-tested strategies for building your business through a unique approach to geo farming and your sphere of influence.
When Dale Schaechterle started his Real Estate business in Wisconsin, he didn’t have the resources to begin geo farming on a large scale. Instead, he began to build name recognition by communicating every success he had by targeted promotions to people in that community and price point or category. Listen to this very special episode to hear Dale’s story and how this small beginning turned into his 8x8 approach to promotion and led to long-term success in his Real Estate business.
The 8x8 approach that Dale Schaechterle uses to build his Real Estate business is to touch people eight times in eight weeks with something of value, followed by once a month thereafter. On this podcast, Dale talks to me about how this process works and shares specific types of content that you can use for these touches with your geo farm, beginning with a small number of homes. Most of Dale’s listings come from his geo farm. Listen to these episodes to learn how to geo farm without breaking the bank!
Dale Schaechterle’s 8x8 approach can be used not only in geo farming, but also in a more intimate way with your sphere of influence. On this episode, he gives us specific examples of how to connect in a meaningful way with eight people, eight times, in eight weeks. At the end of the year, you have around 50 people who know you, love you, and want you to succeed. Most of Dale’s referrals come from this base of people. Listen in to learn how to build a great referral base!
Dale Schaechterle became the “Top Gun” agent for Realty Executives in the 90’s. But that success came with a price that he realized he didn’t want to continue to pay. On this episode, Dale shares with us openly about how he made the switch from wanting to be #1 to wanting to provide for and have time with his family, and to build a team instead of doing it all himself. Listen in to learn how Dale changed his mindset and his priorities to continue being successful in Real Estate without compromising the relationships that matter the most.

Helping agents find success in Real Estate is what I love to do! In today’s episode, I’ll uncover the biggest mistakes that I see agents making and talk with you about how to avoid them. We’ll talk about a valuable lesson you can learn about quantity vs quality, and we’ll discuss the benefits of avoiding the comparison trap, putting relationships first, having a clear and consistent plan, believing you are a listing agent, and valuing your time. Listen in and avoid the biggest mistakes that Real Estate agents make!
This week I looked at the Facebook page of another agent in my area. And it almost got me distracted from my plan. In today’s episode, I’ll tell you the true story and talk about the importance of sticking with a clear and consistent plan and how success in Real Estate means not being distracted by what others are doing. Join me on my journey and avoid the sense of defeat that comes when we compare ourselves to others.
Too many agents try to do the flashy things first - a slick business card, the best website, brand, and logo. It’s way too easy to get caught up in doing all these things and not doing what really matters, which is building relationships. When you are starting out or trying to get unstuck, building relationships is the first and most important thing you need to do. Listen to today’s episode to hear about connecting with potential clients and also with your “top 25” referral base. Then, pick up the phone and get started!
Success in Real Estate is based on having a clear plan and staying consistent with it. Everything else revolves around that. On this episode, I’ll talk about the clear plan and some resources that are available to help you with that. Listen in, then get started on establishing your plan. Roundbox coaching is available if you need assistance. And definitely join the Onion Juice Facebook group for lots of great support and encouragement along the way!
New agents have a tendency to believe that they are “just a buyers’ agent” and that being a listing agent is something that will come later. We think that we need our marketing plan and all our bells and whistles together before we can try being a listing agent. Well, that’s stinkin’ thinkin’. On this episode, I’ll explain why you need to change your mindset and believe that you are a listing agent, and how a focus on listings can lead to success in Real Estate.
